減息後的第一週，本港樓市並未見顯著反應，反映該周市況的中原城市領先指數報135.8，按周下跌0.97%，更創下逾八年的新低，回到了2016年8月底水平，也使今年以來的樓價累計下跌7.71%。這意味著二手市場的買賣氣氛，進入減息周期後，並未使業主心態顯得強硬，目前賣家多數選擇減價出售。
市場焦點都落在了一手新盤市場。其後內地降準及下調7天期逆回購利率，也引導銀行將「存量房貸利率」平均降低0.5厘，本港股市率先反彈，扭轉之前的悲觀情緒，市場氣氛達到高位，恒指錄得過千點升幅，成交額數千億元，創下歷史新高，發展商自然借著利好消息迅速推出項目。
繼英皇的跑馬地「ONE JARDINE'S LOOKOUT」和新地元朗站的「The YOHO Hub II」以低價熱賣後，新地啟德站的「天璽‧天」首日有多少賣多少；就算是交通不便的元朗「尚柏」，在100元印花稅也有選擇的吸引下，亦售出94個單位，接近售罄首輪貨源的98個單位。
但需留意幾點，除了發水票因素會推高銷售外，早前幾個熱銷的新盤依然以劈價推售。麗新的「尚柏」兩張價單共98伙，預計套現約2.9億元，但該地皮的地價已達2.098億元，尚未計入任何建築成本，發展商大有可能以蝕讓價推售項目。
之前提到需關注新地「天璽‧天」未來的定價策略。由於「天璽‧天」的定價接近地價成本，次輪銷售雖然提高了均價，但發展商表示原價加推。首輪套現15.6億元，次輪推出120伙，折扣後共獲得8.8億元。這樣兩輪共售出22%單位的「天璽‧天」，將共套現約24億元，尚未達到地價成本251.61億元的10%。
目前新盤在銷售量上有不錯成績，市場對新盤定價的承受底線也初步浮現，但目前出售的多為減價盤，發展商暫未有條件加價，樓市可能短時間站穩，但未能確定能否進一步上升，可能還要觀望一段時間，尤其是內地的救市措施持續多久，真正有多少資金流入本地市場，仍需多加注意。
