President-elect Donald Trump's outlook on tariffs could bring inflationary pressure to the US economy, raising questions about the Federal Reserve's monetary policy path. Federal Reserve Chair Jerome Powell suggested this could result in fewer interest rate cuts than anticipated.

【娛樂訪談】《黑色月光》床上戲被叉頸 林夏薇反而最驚有雙下巴

自從《施政報告》進一步救市後，多個大發展商積極清倉減磅，並取得一定銷情，繼而多區二手市場如將軍澳、荃灣、屯門等，上月也錄得過百宗成交，但銷量提升同時，實際上無論新盤或二手市場都需要減價賣樓。雖然銷情大致顯示出賣方需要開出怎樣的價錢才能吸引到準買家，變相摸清市場的承接底線，但大家都擔心，究竟這個價位是否已經站穩？
翻查成交紀錄冊，新地啟德站「天璽 ‧ 天」經歷了四輪銷售後，撇除三宗取消交易個案，至今累計售出865個單位，套現102.2億元，平均售價1,181萬元。當市場著眼於過百億銷售金額，用上吸金等字眼來形容市況，實際上發展商卻是蝕本離場。
以一期全盤906個單位推算，賣出865個單位，相當於售出95%。新地表示投資額高達400億元，如果要達至收支平衡而不蝕本，一期餘下41個單位，以及二期584個單位，需要確保套現到298億元，相當於平均售價達到4,765萬元，才能收支平衡。
若純粹以地價成本251.61億元來推算，則一期餘貨及二期至少需要套現149.4億元，相當於每個單位平均賣到2,390萬才取回地價成本。縱然《施政報告》後，發展商成功賣出單位，但沒能做到價量齊升的程度。
又例如在《施政報告》後，華懋把跟市建局合作發展、位於長沙灣單幢項目「瑜悦」的198個單位全盤推出，最終一掃而空。單從銷情勢頭來看氣勢如虹，但若看銷售金額的話，該項目僅為發展商套現13.08億元。
而這個項目是華懋於2020年4月以9.1億元中標，可能計及發展成本，華懋未必需要蝕本，但市建局在今次售樓中則難以獲利。因為當時訂明，售樓收益達23億元，華懋便需向市建局分紅，現在距離分紅門檻還至少差10億元。
一手樓的售樓氣氛對二手市場的推動，在於超額認購下，部分買家會轉向即買即住的二手樓。只是與以往不同，二手業主堅持叫高價、或反價而上的個案已不復再。因為準買家絕對有權貨比三家，即使在一手新盤沒中簽，他們亦可留意二手市場，同時還能關注未來一手新盤。
雖然將軍澳、荃灣、屯門、元朗等多個地區於十月份錄得過百宗成交，但背後仍有不少業主需蝕讓離場。例如上月錄得105宗買賣的元朗區，按月反彈64%，有「溱柏」業主出售一個7座低層F室，實用面積511呎的兩房單位，最終以屋苑兩房新低價435萬元售出，實用呎價8,513元，比2017年買入價低了200萬元。
上月成交量直逼旺市的將軍澳區，全區促成了300宗成交，按月以倍數升幅計算，但在康城站的Sea to Sky，一個3座高層H室，實用面積753呎的三房套房連儲物室單位，最終僅以1,008.8萬元售出，較2020年買入價1,313.4萬元，賬面上蝕讓305.6萬元。
自全面撤辣開始，可說為二手業主在出售上拆牆鬆綁，但市面上見到的旺勢，純粹只是靠成交量支持。過去市場會強調量變質變，有量數支持價格便回升，但要看今日的環境是否仍然能做到。
縱然新盤在近期到達一定出貨量，但整體庫存消化至合理水平。一手新供應仍高見於108,000伙，接近歷史高位，間接抑制了發展商加價，而若真的要加價，也需要確保有龐大的購買力支持。
只是負資產突破40,000宗，封鎖大批市場潛在購買力，就要看全新買家會否積極參與支持，其中息口可能是重要因素。畢竟現在息口有回落，但回落幅度並不大，把資金放在無風險的定存仍比投資磚頭優越，就難以刺激投資者蜂擁爭奪資產。
環環相扣，本港息口走勢受制於美國市場，而美國總統大選後，新總統上任後的政策將成為左右大市的重要因素，這些會逐步影響之後的銷貨策略，因此值得我們繼續觀察。

自從《施政報告》進一步救市後，多個大發展商積極清倉減磅，並取得一定銷情，繼而多區二手市場如將軍澳、荃灣、屯門等，上月也錄得過百宗成交，但銷量提升同時，實際上無論新盤或二手市場都需要減價賣樓。雖然銷情大致顯示出賣方需要開出怎樣的價錢才能吸引到準買家，變相摸清市場的承接底線，但大家都擔心，究竟這個價位是否已經站穩？ 翻查成交紀錄冊，新地啟德站「天璽 ‧ 天」經歷了四輪銷售後，撇除三宗取消交易個案，至今累計售出865個單位，套現102.2億元，平均售價1,181萬元。當市場著眼於過百億銷售金額，用上吸金等字眼來形容市況，實際上發展商卻是蝕本離場。 以一期全盤906個單位推算，賣出865個單位，相當於售出95%。新地表示投資額高達400億元，如果要達至收支平衡而不蝕本，一期餘下41個單位，以及二期584個單位，需要確保套現到298億元，相當於平均售價達到4,765萬元，才能收支平衡。 若純粹以地價成本251.61億元來推算，則一期餘貨及二期至少需要套現149.4億元，相當於每個單位平均賣到2,390萬才取回地價成本。縱然《施政報告》後，發展商成功賣出單位，但沒能做到價量齊升的程度。 又例如在《施政報告》後，華懋把跟市建局合作發展、位於長沙灣單幢項目「瑜悦」的198個單位全盤推出，最終一掃而空。單從銷情勢頭來看氣勢如虹，但若看銷售金額的話，該項目僅為發展商套現13.08億元。 而這個項目是華懋於2020年4月以9.1億元中標，可能計及發展成本，華懋未必需要蝕本，但市建局在今次售樓中則難以獲利。因為當時訂明，售樓收益達23億元，華懋便需向市建局分紅，現在距離分紅門檻還至少差10億元。 一手樓的售樓氣氛對二手市場的推動，在於超額認購下，部分買家會轉向即買即住的二手樓。只是與以往不同，二手業主堅持叫高價、或反價而上的個案已不復再。因為準買家絕對有權貨比三家，即使在一手新盤沒中簽，他們亦可留意二手市場，同時還能關注未來一手新盤。 雖然將軍澳、荃灣、屯門、元朗等多個地區於十月份錄得過百宗成交，但背後仍有不少業主需蝕讓離場。例如上月錄得105宗買賣的元朗區，按月反彈64%，有「溱柏」業主出售一個7座低層F室，實用面積511呎的兩房單位，最終以屋苑兩房新低價435萬元售出，實用呎價8,513元，比2017年買入價低了200萬元。 上月成交量直逼旺市的將軍澳區，全區促成了300宗成交，按月以倍數升幅計算，但在康城站的Sea to Sky，一個3座高層H室，實用面積753呎的三房套房連儲物室單位，最終僅以1,008.8萬元售出，較2020年買入價1,313.4萬元，賬面上蝕讓305.6萬元。 自全面撤辣開始，可說為二手業主在出售上拆牆鬆綁，但市面上見到的旺勢，純粹只是靠成交量支持。過去市場會強調量變質變，有量數支持價格便回升，但要看今日的環境是否仍然能做到。 縱然新盤在近期到達一定出貨量，但整體庫存消化至合理水平。一手新供應仍高見於108,000伙，接近歷史高位，間接抑制了發展商加價，而若真的要加價，也需要確保有龐大的購買力支持。 只是負資產突破40,000宗，封鎖大批市場潛在購買力，就要看全新買家會否積極參與支持，其中息口可能是重要因素。畢竟現在息口有回落，但回落幅度並不大，把資金放在無風險的定存仍比投資磚頭優越，就難以刺激投資者蜂擁爭奪資產。 環環相扣，本港息口走勢受制於美國市場，而美國總統大選後，新總統上任後的政策將成為左右大市的重要因素，這些會逐步影響之後的銷貨策略，因此值得我們繼續觀察。
