Bronx-born banker’s upbringing fuels passion for business

For decades, companies and researchers have been exploring implantable devices that can make the physically impossible a reality. These devices have been game-changers for people like Rodney, a patient based in Australia who has amyotrophic lateral sclerosis, also known as ALS or Lou Gehrig's disease. ALS gradually inhibits all movement, including your ability to communicate.
Rodney was able to communicate with me by using the Stentrode device: a tiny electrode that converts brain signals into physical actions. In other words, the device reads his mind, by allowing him to type without ever moving his hands.
The Stentrode was developed by Synchron, a neurotech company backed by Jeff Bezos and Bill Gates. And it’s only the beginning.

It’s no easy feat to head the operations of a multi-billion powerhouse that is the NFL. Morganlander shares his thoughts on the current strength of the consumer, which he notes is "quite strong": "They've got a lot of tailwind regarding savings. 政府全面撤辣後，多個發展商都搶閘推售全新盤，二手業主也願意讓步，令撤辣後的樓市展現出多年未見的旺勢，只是隨著近期走勢有放緩跡象，大家都開始討論，究竟小陽春旺勢還能否持續? 今集我們會一起探討此議題。
討論這個議題之前，值得我們由一手供應開始說起。房屋局數字反映，截至2024年首季，一手貨源高達112,000個，創出政府自2004年有統計以來的新高。這些供應包括21,000個現樓貨尾，以及72,000個樓花未售的單位。若撇除等待動工的遠期供應19,000伙，單計這些短期供應，已佔可供發售貨源的83%。
但每一年，我們有多少需求呢? 以過去五年一手註冊量推算，平均每年吸納14,959個單位，現時一手貨源可說相當澎湃，足以應付全港7.6年的需求。供過於求的大環境下，加上不少發展商手持的麵粉，都是在樓市未轉角前以高價吸納，故發展商在未撤辣前確實很難去貨。
全面撤辣就成為發展商的出貨契機，即使地皮高追購入，但他們取態也寧願套現至上，畢竟大家一開始也難以評估撤辣後的市場去向，總之就要搶灘，所以全面撤辣後的一手盤策略也是先量後價，甚至有新盤較上一期劈價20%以上推售，目的就是要搶客源，甚至二手客源都要搶。
受制一手樓開始減價，若二手業主不讓步，根本就難以找到買家承接。因為只要業主稍為強硬一點，準買家絕對有條件在一手市場尋找貨源。換句話說，全面撤辣後，減價盤才能出線，市價盤只能待價而沽，所以大家都會發現全面撤辣後的二手成交，仍不乏蝕讓急走貨。
供應層面充裕，購買力也因全面撤辣而陸續釋放。說到底，全面撤辣最受惠的人還是境外客。買新樓受惠新盤劈價20%，不用再繳付重稅，變相買樓再打折，所以對照本地買家來說，他們受惠程度最大，也成為樓市最大動力。本地客則主要受惠於放寬按揭成數及暫緩壓力測試，面對境外客群起入市的氣氛，靜候多時的他們也決定要入市，因為深怕「蘇州過後無艇搭」，樓市再被谷起。
這也大致總結全面撤辣後的一二手市況，量升價卻未見大升，也就是我們所看見的小陽春旺勢。只是隨著近期部份劈價新盤，在第二輪銷情後繼無力，十大屋苑周六日成交回到淡市水平，大家又開始關注，究竟之前一鼓作氣的旺勢能否保持? 而實情背後要評估的一個因素，就是發展商劈價推售新盤所帶來的影響。
一手樓劈價推售，固然可鞏固發展商的短期業績，但實情二手市場卻繼續捱打，業主要出貨，也難免要面對割價沽貨的現實。還有一點，就是現時不少劈價的新盤均為項目發展的二期，銷售期橫跨轉角市的新盤項目，一期業主還未上會，已因二期劈價而淪為蟹貨或負資產，不單影響上會氣氛，更令財富效應逐漸消失。以前物業升值，換樓客可套現大筆資金升格，但隨著蟹貨被套牢，業主卻失去動力換樓。

政府全面撤辣後，多個發展商都搶閘推售全新盤，二手業主也願意讓步，令撤辣後的樓市展現出多年未見的旺勢，只是隨著近期走勢有放緩跡象，大家都開始討論，究竟小陽春旺勢還能否持續? 今集我們會一起探討此議題。 討論這個議題之前，值得我們由一手供應開始說起。房屋局數字反映，截至2024年首季，一手貨源高達112,000個，創出政府自2004年有統計以來的新高。這些供應包括21,000個現樓貨尾，以及72,000個樓花未售的單位。若撇除等待動工的遠期供應19,000伙，單計這些短期供應，已佔可供發售貨源的83%。 但每一年，我們有多少需求呢? 以過去五年一手註冊量推算，平均每年吸納14,959個單位，現時一手貨源可說相當澎湃，足以應付全港7.6年的需求。供過於求的大環境下，加上不少發展商手持的麵粉，都是在樓市未轉角前以高價吸納，故發展商在未撤辣前確實很難去貨。 全面撤辣就成為發展商的出貨契機，即使地皮高追購入，但他們取態也寧願套現至上，畢竟大家一開始也難以評估撤辣後的市場去向，總之就要搶灘，所以全面撤辣後的一手盤策略也是先量後價，甚至有新盤較上一期劈價20%以上推售，目的就是要搶客源，甚至二手客源都要搶。 受制一手樓開始減價，若二手業主不讓步，根本就難以找到買家承接。因為只要業主稍為強硬一點，準買家絕對有條件在一手市場尋找貨源。換句話說，全面撤辣後，減價盤才能出線，市價盤只能待價而沽，所以大家都會發現全面撤辣後的二手成交，仍不乏蝕讓急走貨。 供應層面充裕，購買力也因全面撤辣而陸續釋放。說到底，全面撤辣最受惠的人還是境外客。買新樓受惠新盤劈價20%，不用再繳付重稅，變相買樓再打折，所以對照本地買家來說，他們受惠程度最大，也成為樓市最大動力。本地客則主要受惠於放寬按揭成數及暫緩壓力測試，面對境外客群起入市的氣氛，靜候多時的他們也決定要入市，因為深怕「蘇州過後無艇搭」，樓市再被谷起。 這也大致總結全面撤辣後的一二手市況，量升價卻未見大升，也就是我們所看見的小陽春旺勢。只是隨著近期部份劈價新盤，在第二輪銷情後繼無力，十大屋苑周六日成交回到淡市水平，大家又開始關注，究竟之前一鼓作氣的旺勢能否保持? 而實情背後要評估的一個因素，就是發展商劈價推售新盤所帶來的影響。 一手樓劈價推售，固然可鞏固發展商的短期業績，但實情二手市場卻繼續捱打，業主要出貨，也難免要面對割價沽貨的現實。還有一點，就是現時不少劈價的新盤均為項目發展的二期，銷售期橫跨轉角市的新盤項目，一期業主還未上會，已因二期劈價而淪為蟹貨或負資產，不單影響上會氣氛，更令財富效應逐漸消失。以前物業升值，換樓客可套現大筆資金升格，但隨著蟹貨被套牢，業主卻失去動力換樓。 雖然全面撤辣本可為換樓客拆牆鬆綁，起碼先買後賣不用預支辣稅，但效力卻因樓價下跌而抵銷。換句話說，以現時一手樓劈價推盤推測，某程度是透支部份換樓客購買力。日後是否仍有足夠購買力支持樓市，還看有沒有其他新資金，如境外客的補充。當然關鍵也視乎發展商會否繼續劈價賣樓，而這又回到基本步，究竟十萬貨源的去庫存速度如何?
