It’s no easy feat to head the operations of a multi-billion powerhouse that is the NFL. 政府全面撤辣後，多個發展商都搶閘推售全新盤，二手業主也願意讓步，令撤辣後的樓市展現出多年未見的旺勢，只是隨著近期走勢有放緩跡象，大家都開始討論，究竟小陽春旺勢還能否持續? 今集我們會一起探討此議題。
討論這個議題之前，值得我們由一手供應開始說起。房屋局數字反映，截至2024年首季，一手貨源高達112,000個，創出政府自2004年有統計以來的新高。這些供應包括21,000個現樓貨尾，以及72,000個樓花未售的單位。若撇除等待動工的遠期供應19,000伙，單計這些短期供應，已佔可供發售貨源的83%。
但每一年，我們有多少需求呢? 以過去五年一手註冊量推算，平均每年吸納14,959個單位，現時一手貨源可說相當澎湃，足以應付全港7.6年的需求。供過於求的大環境下，加上不少發展商手持的麵粉，都是在樓市未轉角前以高價吸納，故發展商在未撤辣前確實很難去貨。
全面撤辣就成為發展商的出貨契機，即使地皮高追購入，但他們取態也寧願套現至上，畢竟大家一開始也難以評估撤辣後的市場去向，總之就要搶灘，所以全面撤辣後的一手盤策略也是先量後價，甚至有新盤較上一期劈價20%以上推售，目的就是要搶客源，甚至二手客源都要搶。
受制一手樓開始減價，若二手業主不讓步，根本就難以找到買家承接。因為只要業主稍為強硬一點，準買家絕對有條件在一手市場尋找貨源。換句話說，全面撤辣後，減價盤才能出線，市價盤只能待價而沽，所以大家都會發現全面撤辣後的二手成交，仍不乏蝕讓急走貨。
供應層面充裕，購買力也因全面撤辣而陸續釋放。說到底，全面撤辣最受惠的人還是境外客。買新樓受惠新盤劈價20%，不用再繳付重稅，變相買樓再打折，所以對照本地買家來說，他們受惠程度最大，也成為樓市最大動力。本地客則主要受惠於放寬按揭成數及暫緩壓力測試，面對境外客群起入市的氣氛，靜候多時的他們也決定要入市，因為深怕「蘇州過後無艇搭」，樓市再被谷起。
