政府全面撤辣後，多個發展商都積極推售新盤，始終大家都難以估計市場還剩餘多少購買力，也不知道旺市能持續多久，所以發展商取態都是求量不求價，包括港鐵在內。繼黃竹坑站上蓋Blue Coast、康城站上蓋Seasons Place後，港鐵與鷹君合作發展的何文田站上蓋「朗賢峯」都緊隨推售。這個項目共分兩期，提供990個單位，實用面積介乎340至2,572呎之間，預計關鍵期為2025年3月31日，相當於樓花期約一年，今集我們決定帶大家到地盤考察。
「朗賢峯」為何文田站上蓋項目，早於2016年12月推出招標，項目可建樓面742,716呎，預計可建1,000個住宅單位，原本不是由鷹君發展，而是由當時高銀金融主席潘蘇通、高銀金融以及華融金融聯手投得發展權，當時他們分別各佔項目33.4%、50.1%及16.5%，未計及當時一筆過支付的入場費，單計補地價金額62.8億元，也就是各佔地價20.98億元、31.46億元及10.36億元。
高銀金融及華融金融把項目權益全數轉售予潘蘇通，分別作價60億元及7.033億元，令項目總地價上升至88億元，相當於每呎11,849元，但因潘蘇通陷入財困，其後把項目轉售予其他發展商。起初長實聲稱擁項目優先認購權，並差點與潘蘇通對簿公堂，最後項目輾轉落入鷹君手上，並市傳鷹君向港鐵支付逾10億元的入場費成本，所以毗鄰「瑜一」就算較「朗賢峯」遲取得發展權，但「瑜一」仍較「朗賢峯」早一點推售。
至於開則定位，「朗賢峯」跟「瑜一」也有點相似。一房由377至388呎之間，共提供198個單位；兩房佔全盤最多，共有372伙，面積介乎482至685呎，還有提供三房及四房戶型，分別有281伙及60伙，以及提供79個特色單位。當然，樓盤定位理應不難去貨，而發展商賺多賺少，我們也很難得知，因為項目實際成本要多少，外界不能確定。
我們只知道以這個價格開售，卻直接影響毗鄰，華懋有份發展的「瑜一」。因為這個項目在去年推售時，售價卻一直向上推高。由最先推出的1B期，首批均價每呎24,838元，一路上升至1C期的25,953元，並去到最後1A期的26,718元，前後加價近8%。問題是，除了1B期接近沽清外，餘下兩期都有貨尾，撇除四宗取消交易個案，暫時累計售出453個單位，佔全盤844伙的54%。當還有一半貨尾等待推售時，「朗賢峯」取態對「瑜一」的上會氣氛有重大影響。
近期港鐵推售的樓盤，不單扭轉市場常說「首批一定有水位」的說法，開價取態更不理會早前入市的業主有否怨氣，總之一期比一期劈得深。長實「Blue Coast」開出深水炸彈價，首批每呎均價21,968元，較早前推售的「海盈山」劈價20%；會德豐康城站「Seasons Place」首批每呎均價14,188元，也比毗鄰的「凱柏峰」大減價21%出貨。這全跟鐵路公司業績不理想，物業發展利潤大跌逾90%至只有7.32億元有關，今年必須全速跑數。

政府全面撤辣後，多個發展商都積極推售新盤，始終大家都難以估計市場還剩餘多少購買力，也不知道旺市能持續多久，所以發展商取態都是求量不求價，包括港鐵在內。繼黃竹坑站上蓋Blue Coast、康城站上蓋Seasons Place後，港鐵與鷹君合作發展的何文田站上蓋「朗賢峯」都緊隨推售。這個項目共分兩期，提供990個單位，實用面積介乎340至2,572呎之間，預計關鍵期為2025年3月31日，相當於樓花期約一年，今集我們決定帶大家到地盤考察。 「朗賢峯」為何文田站上蓋項目，早於2016年12月推出招標，項目可建樓面742,716呎，預計可建1,000個住宅單位，原本不是由鷹君發展，而是由當時高銀金融主席潘蘇通、高銀金融以及華融金融聯手投得發展權，當時他們分別各佔項目33.4%、50.1%及16.5%，未計及當時一筆過支付的入場費，單計補地價金額62.8億元，也就是各佔地價20.98億元、31.46億元及10.36億元。 高銀金融及華融金融把項目權益全數轉售予潘蘇通，分別作價60億元及7.033億元，令項目總地價上升至88億元，相當於每呎11,849元，但因潘蘇通陷入財困，其後把項目轉售予其他發展商。起初長實聲稱擁項目優先認購權，並差點與潘蘇通對簿公堂，最後項目輾轉落入鷹君手上，並市傳鷹君向港鐵支付逾10億元的入場費成本，所以毗鄰「瑜一」就算較「朗賢峯」遲取得發展權，但「瑜一」仍較「朗賢峯」早一點推售。 至於開則定位，「朗賢峯」跟「瑜一」也有點相似。一房由377至388呎之間，共提供198個單位；兩房佔全盤最多，共有372伙，面積介乎482至685呎，還有提供三房及四房戶型，分別有281伙及60伙，以及提供79個特色單位。當然，樓盤定位理應不難去貨，而發展商賺多賺少，我們也很難得知，因為項目實際成本要多少，外界不能確定。 我們只知道以這個價格開售，卻直接影響毗鄰，華懋有份發展的「瑜一」。因為這個項目在去年推售時，售價卻一直向上推高。由最先推出的1B期，首批均價每呎24,838元，一路上升至1C期的25,953元，並去到最後1A期的26,718元，前後加價近8%。問題是，除了1B期接近沽清外，餘下兩期都有貨尾，撇除四宗取消交易個案，暫時累計售出453個單位，佔全盤844伙的54%。當還有一半貨尾等待推售時，「朗賢峯」取態對「瑜一」的上會氣氛有重大影響。 近期港鐵推售的樓盤，不單扭轉市場常說「首批一定有水位」的說法，開價取態更不理會早前入市的業主有否怨氣，總之一期比一期劈得深。長實「Blue Coast」開出深水炸彈價，首批每呎均價21,968元，較早前推售的「海盈山」劈價20%；會德豐康城站「Seasons Place」首批每呎均價14,188元，也比毗鄰的「凱柏峰」大減價21%出貨。這全跟鐵路公司業績不理想，物業發展利潤大跌逾90%至只有7.32億元有關，今年必須全速跑數。
