政府全面撤辣後，恒基售樓成績最理想，旗下香港小輪與市建局合作發展的深水埗通州街「映岸」都準備推售。項目一共有262個單位，面積介乎261至573呎，原本兩年前計劃以樓花形式推出，當時市況仍未完全轉角，但最終卻緊急煞停，眼白白錯過了最佳賣樓時機，今天以現樓形式發售，又是否容易去貨?

似乎並不容易。因為「映岸」所在的「通州街280號」，屬於市建局「需求主導」重建項目之一，當日香港小輪以10.292億元中標，每呎地價10,518元。由於當時招標條款規定，若發展商日後售樓收益達18億元、相當於每呎住宅售價達18,396元時，便要開始跟市建局分紅，對比現時附近規模較大的入伙新樓「愛海頌」，現時二手平均呎價僅15,000多元，如果市建局希望圖利，就必須要求開價高於分紅水平，但這就等於要高市價開盤。全面撤辣後，能去貨的新盤全屬低市價水平，高價開售則未必具吸引力。

「映岸」周邊街舖均為一些舊式回收廠，或車房為主，偶然會有一些回收紙品或回收電器擺放在路邊，頗影響市容。這些回收廠晚上都會關門，所以入夜後的「通州街」很寂靜，有夜歸需要的準買家，最好在晚上前往現場視察，看看是否接受周邊環境。

另外，雖則「映岸」位處舊區，但離多個港鐵站仍有一定距離，前往南昌站、深水埗站都要約6至8分鐘步距，形成半天吊格局。如果你棄搭港鐵，選擇乘坐巴士或小巴，步行至「荔枝角道」則有較多選擇，西往蘇屋、美孚等路線；東往旺角、尖沙咀、黃埔等。另外附近「北河街市政大樓」亦被很多人視為價錢最平的街市之一，純粹從生活角度看，「映岸」算不過不失。

景觀方面，「映岸」西南方，雖然有基座墊高可避過橋底景色，剛好可高於前方天橋，但天橋上方卻是車輛風馳電掣的「西九龍公路」，除了塵土飛揚之外，車聲噪音也會對低層住戶有影響。高層單位則可透過公路望前方「通州街公園」，遠眺南昌站及昂船洲海景，但由於聲音會向上走，故仍難逃公路噪音影響。

政府全面撤辣後，恒基售樓成績最理想，旗下香港小輪與市建局合作發展的深水埗通州街「映岸」都準備推售。項目一共有262個單位，面積介乎261至573呎，原本兩年前計劃以樓花形式推出，當時市況仍未完全轉角，但最終卻緊急煞停，眼白白錯過了最佳賣樓時機，今天以現樓形式發售，又是否容易去貨?  似乎並不容易。因為「映岸」所在的「通州街280號」，屬於市建局「需求主導」重建項目之一，當日香港小輪以10.292億元中標，每呎地價10,518元。由於當時招標條款規定，若發展商日後售樓收益達18億元、相當於每呎住宅售價達18,396元時，便要開始跟市建局分紅，對比現時附近規模較大的入伙新樓「愛海頌」，現時二手平均呎價僅15,000多元，如果市建局希望圖利，就必須要求開價高於分紅水平，但這就等於要高市價開盤。全面撤辣後，能去貨的新盤全屬低市價水平，高價開售則未必具吸引力。  「映岸」周邊街舖均為一些舊式回收廠，或車房為主，偶然會有一些回收紙品或回收電器擺放在路邊，頗影響市容。這些回收廠晚上都會關門，所以入夜後的「通州街」很寂靜，有夜歸需要的準買家，最好在晚上前往現場視察，看看是否接受周邊環境。  另外，雖則「映岸」位處舊區，但離多個港鐵站仍有一定距離，前往南昌站、深水埗站都要約6至8分鐘步距，形成半天吊格局。如果你棄搭港鐵，選擇乘坐巴士或小巴，步行至「荔枝角道」則有較多選擇，西往蘇屋、美孚等路線；東往旺角、尖沙咀、黃埔等。另外附近「北河街市政大樓」亦被很多人視為價錢最平的街市之一，純粹從生活角度看，「映岸」算不過不失。  景觀方面，「映岸」西南方，雖然有基座墊高可避過橋底景色，剛好可高於前方天橋，但天橋上方卻是車輛風馳電掣的「西九龍公路」，除了塵土飛揚之外，車聲噪音也會對低層住戶有影響。高層單位則可透過公路望前方「通州街公園」，遠眺南昌站及昂船洲海景，但由於聲音會向上走，故仍難逃公路噪音影響。  假如選擇西南方以外單位，例如選擇樓盤向東北面，理應可望到深水埗鬧市景，高層能遠眺獅子山景色，但也因為「映岸」跟「愛海頌」2座及「海珀」方向距離很近，所以就算望到鬧市景，但打側也少不免受樓景阻擋；以至選擇樓盤東南方，亦會被轉租為售的「West Park」以及「愛海頌」3座阻擋。
