政府全面撤辣後，本港樓市看似止跌回穩，但偏偏金管局公布，今年首季的「負資產」突破了30,000宗，創出20年以來新高。以前都說過，「負資產」等於「資不抵債」，代表如果業主要把物業沽售，因賣樓所得不足以找清銀行欠款，故必須自掏腰包才可贖樓，對後市去向都有一定影響。

本港樓價自2021年8月見頂後，至今已經累計跌逾23%，但實情如果買家借得少，就算樓價跌23%，也根本未跌穿其借貸額，轉售物業頂多蝕讓，而非我們常說要貼錢賣樓的「負資產」的困局。所以，導致「負資產」急升的另一原因，還因為跟買家借用高槓桿入市，變相只要樓價一回軟，很容易跌穿其借款額。

時任特首林鄭月娥在2019年放寬高成數按揭後，為問題埋下伏線。準買家透過繳付保費來換取高成數按揭，顯然有節節上升趨勢。以2023年全年為例，全年新取用按揭宗數為50,059宗，但借取高成數按保的宗數卻有14,941宗，佔比高達30%。而借貸金額更達830.96億元，佔了市場按揭額的35%，也可以想像到當樓價逆轉時，所帶來的連鎖效應可以有多大。

全面撤辣至今已經兩個多月，發展商全力搶灘「先量後價」，令一手成交量創出了《一手新例》以來單月新高，當時，已有部份評論認為樓市已見底，但近日突然爆出「負資產」錄得32,073宗、創出了20年以來的新高的負面消息，又不禁令人再度反思，後市去向應否如此樂觀?

翻查資料，負資產最高峰是在2003年第二季，當時「負資產」超過十萬，按揭比率128%。雖然現在仍未去到2003年般嚴峻，但「負資產」怎樣也會對後市有影響。「負資產」可怕的地方，在於直接封鎖業主退路。如果業主要賣樓就必須抬錢；但如果想繼續供樓則在現市況要捱貴息，同時也因估值持續下滑未能成功轉按，形成沉重負擔。

當然若業主準時供樓，銀行未必會「大開殺戒」要求業主補差價，但「負資產」也間接打斷業主換樓升格意欲。以往升格換樓多透過物業財富升值，透過賣樓套現所得作為新購物業首期，但現在價格大幅回落，則很難再有財富效應。而且當舊有物業已跌至「負資產」時，賣樓一蚊也取不回之外，還要額外自己補錢離場，除非自己有額外資金去換樓，否則手持一層「負資產」的業主，在換樓的取態上也可能一動不如一靜。

未來情況會否惡化? 簡單答案就是視乎樓價升或跌。問題是，全面撤辣後所以展現出的面貌，就是新盤的貨源超級澎湃。現時一手供應已累積至超過11萬個、相當於超過七年的吸納量，令到發展商即使手持貴價摸頂麵粉，也只會繼續維持「先量後價」策略，未必會割喉式劈價，但只要稍為較二手市場低一點的價錢，已經足以搶走二手客源，兼冰封二手市場。二手業主要賣樓也唯有減價才可以，如此情況令樓價難言大幅回升。

政府全面撤辣後，本港樓市看似止跌回穩，但偏偏金管局公布，今年首季的「負資產」突破了30,000宗，創出20年以來新高。以前都說過，「負資產」等於「資不抵債」，代表如果業主要把物業沽售，因賣樓所得不足以找清銀行欠款，故必須自掏腰包才可贖樓，對後市去向都有一定影響。  本港樓價自2021年8月見頂後，至今已經累計跌逾23%，但實情如果買家借得少，就算樓價跌23%，也根本未跌穿其借貸額，轉售物業頂多蝕讓，而非我們常說要貼錢賣樓的「負資產」的困局。所以，導致「負資產」急升的另一原因，還因為跟買家借用高槓桿入市，變相只要樓價一回軟，很容易跌穿其借款額。  時任特首林鄭月娥在2019年放寬高成數按揭後，為問題埋下伏線。準買家透過繳付保費來換取高成數按揭，顯然有節節上升趨勢。以2023年全年為例，全年新取用按揭宗數為50,059宗，但借取高成數按保的宗數卻有14,941宗，佔比高達30%。而借貸金額更達830.96億元，佔了市場按揭額的35%，也可以想像到當樓價逆轉時，所帶來的連鎖效應可以有多大。  全面撤辣至今已經兩個多月，發展商全力搶灘「先量後價」，令一手成交量創出了《一手新例》以來單月新高，當時，已有部份評論認為樓市已見底，但近日突然爆出「負資產」錄得32,073宗、創出了20年以來的新高的負面消息，又不禁令人再度反思，後市去向應否如此樂觀?  翻查資料，負資產最高峰是在2003年第二季，當時「負資產」超過十萬，按揭比率128%。雖然現在仍未去到2003年般嚴峻，但「負資產」怎樣也會對後市有影響。「負資產」可怕的地方，在於直接封鎖業主退路。如果業主要賣樓就必須抬錢；但如果想繼續供樓則在現市況要捱貴息，同時也因估值持續下滑未能成功轉按，形成沉重負擔。  當然若業主準時供樓，銀行未必會「大開殺戒」要求業主補差價，但「負資產」也間接打斷業主換樓升格意欲。以往升格換樓多透過物業財富升值，透過賣樓套現所得作為新購物業首期，但現在價格大幅回落，則很難再有財富效應。而且當舊有物業已跌至「負資產」時，賣樓一蚊也取不回之外，還要額外自己補錢離場，除非自己有額外資金去換樓，否則手持一層「負資產」的業主，在換樓的取態上也可能一動不如一靜。  未來情況會否惡化? 簡單答案就是視乎樓價升或跌。問題是，全面撤辣後所以展現出的面貌，就是新盤的貨源超級澎湃。現時一手供應已累積至超過11萬個、相當於超過七年的吸納量，令到發展商即使手持貴價摸頂麵粉，也只會繼續維持「先量後價」策略，未必會割喉式劈價，但只要稍為較二手市場低一點的價錢，已經足以搶走二手客源，兼冰封二手市場。二手業主要賣樓也唯有減價才可以，如此情況令樓價難言大幅回升。  而且全面撤辣後展現出來的另一個面貌，就是發展商開價策略，已不在乎早買業主的心情，甚至乎一期業主還未完全上會，二期已經劈價20%以上出售，近期減價更高達至30%以上。早前買入樓花的買家，若預備10%首期來上會，基本上未入伙前已經淪為負資產。除了可能加劇撻訂離場個案外，也會影響置業者的信心。以前受市場吹捧忘目迷信首批一定有水位，今日卻知道遲買愈平。置業步伐減慢，對樓價有一定影響。
