3 ways companies are using sustainability technology: Expert

A slide in tech stock caused the S&P 500 (<a data-i13n="cpos:1;pos:1" href="https://finance.yahoo.com/quote/%5EGSPC">^GSPC</a>) to close lower on Friday for the sixth straight day.
Bridgewater Associates Co-Chief Investment Officer Karen Karniol-Tambour notes that a lot of investors tend to have significant exposure not just to US stocks but some of the Big Tech names specifically. As a result, "it doesn't take a lot to basically say 'maybe I'm too concentrated,'" Karniol-Tambour says, prompting them to sell the stocks.
When it comes to when the Federal Reserve will start cutting rates, Karniol-Tambour thinks that "on the margin, we're going to get a little bit less rate cuts than what's in the market, but all of that is a lot less than what was expected just a couple of months ago." She adds that the market is "catching up to the reality" that with both the economy and inflation remaining strong, rates are going to have to stay higher for longer.  
Karniol-Tambour advises investors to build a resilient portfolio. How do you do that? She gives a few suggestions, including shifting asset allocations to have less exposure to stocks, picking stocks that may be more resilient to whatever the economy brings, and looking at what stocks will perform when "everything else falls."

Cannabis legalization has been an issue on many ballots in the past decade, with several states opening up to recreational use legalization. US Vice President Kamala Harris called on the federal government to move "as quickly as possible" in terms of reclassifying cannabis from its current Schedule I classification. If any efforts are successful in doing so, what would the cannabis market look like and who would stand to benefit the most?
Poseidon Co-Founder & Managing Partner Emily Paxhia joins Market Domination to give insight into potential new legislation around cannabis and what investors and consumers alike can expect moving forward.
Paxhia outlines the current efforts to change cannabis legislation in the US: "Importantly with cannabis legalization, we have several efforts running down the field. There is the rescheduling efforts, and we are hoping to see something come out of that soon. There's also the continued and loud discussions around banking reform in the legislative branch but we've also introduced a path through the judicial branch working with Boies Schiller Flexner [LLP] to challenge the 2004-2005 case on Raich Vs Gonzales which about the Commerce Clause." She continues by affirming: "Interestingly things that are catalytic that change the volume of capital flowing into the industry are very top down. We hear from investors that are paying attention to these federal reform signals, but what we are also really interested in is the state-to-state catalysts that really actually open up the markets and improve the business fundamentals."

政府全面撤辣後，恒基售樓成績最理想，旗下香港小輪與市建局合作發展的深水埗通州街「映岸」都準備推售。項目一共有262個單位，面積介乎261至573呎，原本兩年前計劃以樓花形式推出，當時市況仍未完全轉角，但最終卻緊急煞停，眼白白錯過了最佳賣樓時機，今天以現樓形式發售，又是否容易去貨?

似乎並不容易。因為「映岸」所在的「通州街280號」，屬於市建局「需求主導」重建項目之一，當日香港小輪以10.292億元中標，每呎地價10,518元。由於當時招標條款規定，若發展商日後售樓收益達18億元、相當於每呎住宅售價達18,396元時，便要開始跟市建局分紅，對比現時附近規模較大的入伙新樓「愛海頌」，現時二手平均呎價僅15,000多元，如果市建局希望圖利，就必須要求開價高於分紅水平，但這就等於要高市價開盤。全面撤辣後，能去貨的新盤全屬低市價水平，高價開售則未必具吸引力。

「映岸」周邊街舖均為一些舊式回收廠，或車房為主，偶然會有一些回收紙品或回收電器擺放在路邊，頗影響市容。這些回收廠晚上都會關門，所以入夜後的「通州街」很寂靜，有夜歸需要的準買家，最好在晚上前往現場視察，看看是否接受周邊環境。

另外，雖則「映岸」位處舊區，但離多個港鐵站仍有一定距離，前往南昌站、深水埗站都要約6至8分鐘步距，形成半天吊格局。如果你棄搭港鐵，選擇乘坐巴士或小巴，步行至「荔枝角道」則有較多選擇，西往蘇屋、美孚等路線；東往旺角、尖沙咀、黃埔等。另外附近「北河街市政大樓」亦被很多人視為價錢最平的街市之一，純粹從生活角度看，「映岸」算不過不失。

景觀方面，「映岸」西南方，雖然有基座墊高可避過橋底景色，剛好可高於前方天橋，但天橋上方卻是車輛風馳電掣的「西九龍公路」，除了塵土飛揚之外，車聲噪音也會對低層住戶有影響。高層單位則可透過公路望前方「通州街公園」，遠眺南昌站及昂船洲海景，但由於聲音會向上走，故仍難逃公路噪音影響。

假如選擇西南方以外單位，例如選擇樓盤向東北面，理應可望到深水埗鬧市景，高層能遠眺獅子山景色，但也因為「映岸」跟「愛海頌」2座及「海珀」方向距離很近，所以就算望到鬧市景，但打側也少不免受樓景阻擋；以至選擇樓盤東南方，亦會被轉租為售的「West Park」以及「愛海頌」3座阻擋。
