政府全面撤辣後，樓市展現全新面貌，連帶銀行按揭生也旺到接不停手，出現打蛇餅、塞車現象，部份銀行上調樓宇按揭息率，連以前用於搶客的現金回贈也被削。《胡 ‧ 說樓市》最近收到一名谷友查詢，稱換樓購入一層約1,500萬元物業，自己有足夠資金借取70%按揭，只是猶豫應否借盡80%，然後保留一點現金。有較充裕資金的準買家，在高息環境下，應該借少些、還是借盡些?

這名谷友沽出舊居後，馬上購入一層1,508萬元的物業後，立刻著手申請按揭，就算近期按揭塞車，總算有幾間銀行肯批出貸款，全部批出劃一H按封頂息率4.125厘，銀行也能提供按揭儲蓄掛鈎戶口(Mortgage Link)，只是部份銀行只能批出70%按揭，唯獨一間表示可以借出80%按揭，而且仍能提供0.7%現金回贈，而非只提供0.1%，所以他已屬意選擇這間銀行。

他表示，1,508萬元的樓價，自己有能力支付30%首期，只借取70%按揭，所以當銀行可借出80%按揭，他曾猶豫應否借盡一些。如果借盡一點，缺點是增加每月供款，可能會影響生活質素，卻可把更多資金留在身邊；不借盡則代表把自己所有積蓄投放在物業上，當然好處是減輕每月供樓負擔，實情在高息環境下，哪個選擇會較划算呢?

假設谷友只借取70%按揭，意味選擇自己支付30%首期，撇除厘印、律師費、經紀佣金等支出，第一筆首期452.4萬元，向銀行借取70%按揭，相當於貸款額1,055.6萬元，以現時封頂息率4.125厘，攤分30年還款期計算，每月供款51,160元。由於現在已沒有壓力測試，若以供款佔入息一半作審批準則，入息有102,320元已可通過審批。

目前高息環境下，息本比例為69%供息，31%償還本金。我們假設買家三年後會轉按，而只計算首三年供款額的前提下，每月51,160元的供款中，35,356元用來支付利息，償還本金的為15,804元，計算首三年的供款，則累計支付利息127.2萬元，及償還56.8萬元本金。

同一銀行、同一樓價、同一入息及資金水平下，谷友可選擇借取80%按揭，這意味自己少付一點首期，寧願供多一點，卻可換來10%樓價的資金流動性。這又應該怎樣計算?

首先，樓價超過1,500萬元的物業，原本最高可借取70%按揭，但70%以上則要繳付保費來申請按揭保險。現時按證公司容許1,500萬至1,715萬元的物業，可借取最高70%至80%按揭，但貸款上限為1,200萬元。換言之，谷友借取按保的前提下，最高只能借取1,200萬元，相當於樓價79.6%，所以倒轉推算，谷友要支付308萬元作為物業首期，相當於樓價20.4%。

連同按保193,200元一併上會，同樣以現時息率4.125厘，攤分最長30年還款期，每月供款比70%成數為多，每月供款59,095元，增加近8,000元，但這種做法卻可少付首期，釋出144.4萬元流動資金。供款額增加，其利息支出也增多，以首三年情況推算，期內會支付147萬元利息，比借取70%按揭的127.2萬元利息成本，看似增加了197,408元。

但因銀行都提供按揭利率掛鈎戶口，如果谷友存入釋出的144.4萬元資金，持續收取跟按揭相同的息率，不計複式增長，三年可獲取178,695元利息，相互抵銷下，首三年利息支出僅129萬元，比起70%按揭多約18,000元，也就是釋出10%首期的成本。

換句話說，如果借盡80%按揭，代價是每月供款較為吃力，較70%按揭增加約8,000元，所以關鍵是要衡量多出的供款對生活質素影響有多大。第二，換取約10%資金流動，究竟能否獲得更理想的投資回報? 如能在三年內賺回多付的19.7萬元利息支出，則值得借盡80%，否則單純放在按揭利率掛鈎戶口，其實質成本則為18,000元。
