Maddie the Great Dane was worried when she saw her little sister Abbie Cat in the traveler box, so Mom explained that 16 year old Abbie has a cyst on her lip that tripled in size in the last few days, so Mom wanted Abbie checked out by the Vet.  Mom documented Abbie's rather vocal displeasure with her car ride & her weigh in and check up by the Vet and was pleased that the cyst had no sign of infection or nasty cells in it and the Doc figured that Abbie may have bumped it caused it to swell up, but it was nothing to be overly concerned about & it should shrink back down in a few days.   Abbie was happy to return to her happy place in with bathroom & Maddie & Ellie were happy to welcome her home.

Watch & laugh as Maddie enjoys her cheeseburger & immediately wants to help Ellie with the ice cream. Maddie is rerouted to her burger & happy Ellie savors her ice cream cone.

Jack the Cat loves his cat naps, especially when his cat nap is in the big dog bed. Watch & laugh as Jack is less than amused to have his nap disturbed by bouncing Maddie & Ellie.  Jack stands his ground, ready to play Whack a Dane, while Maddie with accomplice Ellie, trots off with the dog bed cushion until Fun Police Mom, puts a stop to Grand Theft Cushion. Flo is a devoted mother who has had a few calves in her time. But on this occasion, she gave birth topo close to the fence that separated her pasture from the nearby highway.  The slope of the ground and the small space under the wires combined to form a unique spot that allowed a slippery newborn calf to slide under the wires. The problem for Flo, and for her baby was that the fence was electrified, even though it was set quite low. This fence not only keeps the cows from wandering onto the road, but it also keeps out predators like coyotes that would love to come upon a calf that had just been born. 

Flo couldn't reach her calf and he had not gotten on his feet yet. Instinct seemed to tell him to lie silently in the grass, but Flo was distraught. A passing motorist happened along soon after the calf was born. Living nearby, he often watched these cows as he drove past, and he was particularly interested in the herd at this time because calves were being born. Dave had stopped at the fence in the days before this and he had used his GoPro to record a calf taking its first wobbly steps. He saw the cows in the pond and he stopped to get another close look and record the cows enjoying a bath in the sunshine. But Flo wasn't acting quite right. Dave put his camera on the fence and walked away to the right with his other camera. He knew very little about cows but he knew Flo was agitated. After a little while, Dave decided to go and look at what Flo was staring at. He found her new calf and decided it should be with the mother. The farmers' house is at the top of the hill across the meadow and the truck was gone. The cars on the road presented a danger if the calf wandered out into traffic. Dave decided to push the calf back under the fence the way it had come. Not knowing that some of the wires were live and some were not, he got himself a few shocks in the process. 

Flo tolerated the help, seeming to understand that the calf would soon be on her side of the fence. She encouraged Dave with a few "moos" as he worked away. The two walked up the hill and her baby had that important first milk that contains colostrum for a healthy immune system. 

As Dave was getting ready to drive away, the farmers returned and stopped to see if everything was OK. Dave helped tag the calf and give the umbilical cord a little iodine treatment. Because the calf had received a few shocks himself, he was known as "Sparky" from that day forward. As Dave kneeled down in the meadow to have a good look at Sparky, he and Flo wandered over for a sniff and a long look. It almost seemed like the two were curious about this stranger that had stopped to help them.  For Dave, this was the day that he learned from the farmers, the importance of free range grazing and  ethical treatment of cows, as well as the surprising capacity for emotion that these animals have. Supporting farmers like these seems very important for everyone's benefit, but especially for the wellbeing of the animals.

樓市轉角，高位下買樓花的業主未必個個笑著收樓，因為在跟發展商對賭樓花期市況變化，暫時可能先輸一仗。今集我們到曾打破住宅地王紀錄的長沙灣新盤「維港滙」開箱驗樓，業主當日以$1,300萬購入兩房單位，今時今日租務回報又是否足夠支撐?

今次我們抽中驗樓的單位，位於5座低層A室，單位實用面積532呎，兩房開則。入屋大門旁是梗廚，放置L形廚櫃後，其中一幅牆身安裝了大型窗戶，以致犧牲加裝吊櫃的位置。不過驗樓師賴達明發現，原來廚房窗外設有冷氣機平台，該窗戶除可作通風及採光用之外，面積亦足夠讓工人通過維修冷氣機，故有得亦有失。較可惜的是，既然單位附設梗廚，屋苑亦有煤氣供應，不明白為何發展商仍只安裝電磁爐而非煤氣煮食爐。

從廚房走出來，經過小玄關就是客飯廳，客飯廳長逾5米，闊2.65米，對於一個532呎的兩房單位而言，空間略嫌較一般新盤細。不過住戶可從客飯廳連接的露台玻璃門近望昂船洲海景，算是全屋最大亮點。然而，驗樓師檢查後發現，單位露台及工作平台圍欄及金屬面上有較多花痕，需要發展商執修。

整體感覺而言，最能體驗豪宅氣派的在於洗手間，裝修用上大範圍雲石與金色飾面，都是較貴價的建材，驗樓師亦認為企缸安裝得宜，浴屏門的夾口做得貼，而且門檻有斜度，可引導洗澡水流回企缸內。

單位兩間睡房的面積亦不算大，客房及主人房面積分別為50呎及73呎，對於532呎的單位而言不算突出，主因在於主人房旁邊的厚牆身，都蠶食了部分實用面積。

至於驗樓結果，明哥發現要執修的地方不多，主要在露台及工作平台的圍欄以及其鋁冚，部份牆身則因收水而出現裂紋，其餘都屬於小瑕疵，最終單位總分95分，評級為A。我們把驗樓結果轉交發展商之一的信和，回覆指，執修項目全為輕微瑕疵，已於遞交執修清單後，委託承建商進行修繕工程。

最重要是租值能否追得上樓價，入伙初期，「維港滙」租務成交都算活躍，開放式單位月租14,800元、一房單位16,500元左右，而類近驗樓單位的兩房梗廚戶型，最近出現一宗25,000元的租務成交，以業主購入價1,300多萬元計算，扣除管理費前，回報約2.3厘，是否吸引則要自己衡量了。
